First Option Financial is an independent mortgage brokerage firm based in beautiful Pittsburgh, PA specializing in residential and commercial mortgages. We are licensed by the PA Department of Banking. At First Option, we make the financing easy.

When applying for a mortgage, especially as a first time homebuyer, often times "you don?t know what you don?t know". We spend as much time as our customers need to thoroughly understand the mortgage process.

Reverse Mortgages
  • Federally regulated program allowing seniors to tap into their home equity with minimal qualifying criteria.
  • Instead of paying a monthly payment to a lender (as with a regular mortgage), the lender pays the customer.
  • Funds can be accessed three ways: 1) line of credit, 2) lump sum or 3) monthly distribution.
  • Three main eligibility requirements: 1) must be 62 years or older, 2) must live in the home, and 3) must own the home free and clear or have a low mortgage balance.
